Though many units are currently for sale in this 1974 constructed Sarasota bay-side condominium development and Dolphin Tower is being advertised by many Realtor’s as a premier Sarasota bayfront location behind Marina Jack, the entire development is currently condemned. It was condemed due to severe structural failures as a result of construction and engineering inconsistencies dating back to the developments initial construction. Engineers are working on resolving the issues and the development is believed to be reopened to residents possibly in 2013 (No work has begun as of 4/9/2011).

Any party or person interested in acquiring a residence at Dolphin Tower is advised to exhaust all means necessary to investigate how structurally sound the superstructure of the development is and to discover and ascertain the potential long term consequences of owning real estate at this address.

Personally I would avoid the development altogether. Any structural failure in a building of this size that creates a crack big enough to put your hand through is not worth a financial investment.

I will not professionally represent any buyers or sellers of real estate in this development as the long term structural safety has not been guaranteed with 100% certainty that this building is safe for occupancy or could withstand the stresses exerted from a severe storm of tropical origin. Though many Realtor’s list and advertise these units for sale, I have a professional obligation to my clients and that professional obligation is to inform you of the serious issues this development has structurally.
